Can you live on a boat in a marina in Australia?

Sometimes, and it depends entirely on the individual marina rather than on any national rule. Australian marinas set their own liveaboard policies, and the differences are stark: some permit long-term living aboard, some allow it only by written application, some cap you at a set number of nights per year, and some prohibit it outright.

The bigger problem is that most marinas do not publish a policy at all. Of the 277 marinas in our directory, 249 have no liveaboard rule we can find in published form. That is not an oversight on their part so much as an industry habit — the rule often lives in a berthing licence you only see after you apply.

We record what we can verify on a five-point scale, from L4 (long-term living aboard permitted) down to L0 (prohibited), and mark the rest NV for not verified. Currently 9 marinas have a confirmed permission at L3 or L4.

If you are planning to live aboard, treat the marina's own written berthing licence as the only authority, and get the answer in writing before you commit to a berth. Marketing copy about a "liveaboard community" is not a policy.

How much does a marina berth cost in Australia?

We do not publish berth prices yet, and we would rather say so than estimate. Australian marinas very rarely publish tariffs online, and a made-up figure would be worse than none.

What we can tell you is what actually drives the number:

Length, not size. Almost every marina charges per metre of vessel length, usually annually or monthly. A berth quoted at a per-metre rate multiplies fast, and many marinas charge on the berth length rather than your boat's, so a 12m boat in a 14m berth is billed for 14m.

Region, heavily. Sydney Harbour is the most expensive water in the country; regional Queensland and Tasmania are materially cheaper for the same length. Moving 40km can change the annual figure more than moving up a boat size.

Wet berth versus dry stack versus swing mooring. Dry stack is typically cheaper for trailerable powerboats and includes launching. A swing mooring is cheaper again and includes nothing.

The extras that are not in the headline rate. Electricity metering, liveaboard surcharges where living aboard is permitted, key or fob deposits, insurance requirements, and hardstand day rates when you haul out.

The one reliable way to compare is to ask two or three marinas in the same region for a written quote for your exact length, and to ask specifically what is excluded.

How are Australian marinas ranked?

We assess marinas in 22 separate categories, such as superyachts, repairs, amenities and dining. There is no combined overall score. Each category has its own versioned criteria and eligibility rules.

Only centrally published assessments with complete, current evidence can enter a list. Each list shows its method version, assessed cohort and snapshot date. The first ten places are shown; equal scores share a place and all ties at the cutoff are included. Fewer than ten assessed marinas are presented as an assessed shortlist.

An unassessed marina is not rated poorly. It simply has no published place yet. Payment and featured listings cannot affect scores.

Reviews can help you understand visitor experiences, but consider their date, sample size and whether reviewers actually used the marina facilities you need. Restaurant and resort reviews may not describe berthing or maintenance services.

We do not use Google review scores as category points or tie-breakers. Category assessments depend on documented criteria and current evidence.

NV means not verified. It does not mean the facility is absent.

Unknown facts are not assigned zero or an estimated average. A category assessment cannot enter a public ranking until its required evidence is complete, current and reviewed. An incomplete assessment remains unranked.

What Does NV Mean on a Marina Listing?

What should I look for when choosing a marina?

Start with the things that are hard to change and expensive to get wrong.

Can you get the boat out of the water? A marina with a travel lift and a working hardstand on site is a different proposition from one that sends you 40 minutes away every time you need antifoul. Ask the lift capacity in tonnes and the maximum beam.

Fuel, and when. A fuel dock that closes at 4pm is not the same as a 24/7 card-operated one when you want to leave on a dawn tide.

Trade depth. How many shipwrights, riggers, engineers and electricians actually work on site or nearby? This is the single biggest practical difference between marinas and it never appears in photographs.

The liveaboard rule, in writing — even if you do not plan to live aboard. It tells you how the marina treats long-stay berth-holders generally.

What the berth includes. Metered or unmetered power, water, pump-out, the fob deposit, whether the rate is on your length or the berth's.

Depth and access at your draft, at low tide. Ask, and ask about the approach channel, not just the berth.

Choose the category relevant to your needs. Repairs, amenities and dining are assessed independently; there is no universal weighting across them.

What to Look For When Choosing a Marina

What is a travel lift and what capacity do I need?

A travel lift is a mobile hoist that straddles a dock, lowers slings under a hull and lifts the boat out of the water so it can be moved to a hardstand. It is the piece of equipment that decides whether a marina can service your boat at all.

Three numbers matter, and tonnage is only the first.

Capacity in tonnes must exceed your boat's actual loaded displacement, not the brochure dry weight. Fuel, water, ground tackle and gear add up.

Maximum beam between the lift's uprights often binds before tonnage does, and this is the usual reason catamarans get turned away. Some yards run dedicated wide or hydraulic sealift machines for multihulls.

Approach depth and draft. The lift bay has a controlling depth, and a deep-keeled yacht may only be liftable at high tide. Yards with a keel pit can then work on the hull at ground level.

Australian yards range widely. Among the marinas we have verified, capacities run from a 9-tonne lift suited to small powerboats up to 300-tonne machines handling superyachts, with 27, 45 and 50-tonne lifts common at full-service marinas.

Ring the yard with your displacement, beam and draft before you book. All three, not just the weight.

What Is a Travel Lift?

What makes a marina superyacht-capable?

Length gets quoted, but it is rarely the binding constraint. A marina is genuinely superyacht-capable when the whole chain works for a vessel over roughly 24 metres.

Depth at the berth and through the approach, at the worst state of tide. A 40-metre berth is useless at 3 metres of water to a vessel drawing 4.

Unrestricted beam and turning room, including the fairway a vessel has to swing in.

Power at the right specification — three-phase, and often high-amperage or 50Hz shore power that smaller marinas simply do not carry.

Bunkering at volume. High-flow or ultra-high-flow diesel, because filling a superyacht through a recreational pump is measured in hours.

Refit capability within reach. Either a large travel lift on site or a shipyard close enough to be practical, plus the trades to crew a refit.

Crew and provisioning support — somewhere for crew to live, customs and border clearance if the vessel is arriving internationally, and provisioning that can handle the volume.

In Australia this narrows quickly to a handful of locations, concentrated on the Gold Coast, Brisbane River, Sydney Harbour and Far North Queensland.
