About Tipperary Waters Marina

Tipperary Waters Marina is a lock-controlled, cyclone-rated marina in Darwin's Stuart Park, reached through Sadgroves Creek from Frances Bay. Its 73 berths sit within a residential waterfront precinct that feels more like a neighbourhood harbour than a transient city dock. We think that combination is its defining strength: owners gain a protected Top End base while remaining close to everyday shops, restaurants and central Darwin.

The marina accepts casual, permanent and liveaboard arrangements for vessels up to 22 metres long, 6.1 metres wide and 3.4 metres deep. Those published limits are only the starting point because every arrival must fit the available berth and pass through a tidal lock. Send complete dimensions, displacement, insurance and intended dates, then speak with the lockmaster before moving from Sadgroves Creek toward the entrance.

Lock access generally requires at least a four-metre tide and is managed by the lockmaster on VHF channel 8 under the call sign “Tipperary Lock”. Berth holders receive around-the-clock access once inside, but visiting boats should never assume an unscheduled passage will be possible. All berths have fresh water and 15- or 20-amp shore power. Toilets, showers, laundry facilities, trolleys, parking and rubbish disposal support both short stays and the marina's established liveaboard community.

What stands out to us is the practical lifestyle around the marina. A supermarket, bottle shop, takeaway food, restaurants, chandlery and bus services are close by, making provisioning straightforward without turning every errand into a taxi trip. There is no verified fuel berth at Tipperary Waters; the marina directs boats to Cullen Bay or Fisherman's Wharf for fuel. Pump-out, haul-out, travel-lift and full boatyard services are also not confirmed onsite, so technical work should be planned separately.

Our take is that Tipperary Waters works especially well for Darwin-based owners, liveaboards and self-contained visiting cruisers who value cyclone-rated shelter and city convenience. The trade-off is that arrival planning matters more than at an open-access marina. Sadgroves Creek depths and the preferred route can change, while tide height controls the lock window. Call ahead for current directions, timing and berth instructions, monitor VHF 8 on approach and retain a comfortable alternative if conditions or the schedule do not line up.
